Most bridging and development finance applications that get delayed are not delayed because the deal is bad.

They are delayed because the deal pack is incomplete.

The underwriter comes back with the same questions every time:

  • Where is the GDV evidence?
  • Is the refurb scope costed by a qualified contractor?
  • What is the confirmed exit and when?
  • Are there any title issues or planning queries outstanding?

Each query adds days to the timeline. Each day costs bridging interest.

The fix is to answer all of those questions before you submit, not after.
