Documents to gather

To make the intake form quick, it helps to have these to hand before your link arrives.

  • The property details — address, asking or agreed price, property type, and tenure.
  • Your deal numbers — purchase price, estimated refurb costs, projected GDV, target rent or resale value, and ROI.
  • The refurbishment scope — the works planned, plus any builder quotes or cost estimates you already hold.
  • Certificates and documents — EPC, planning decisions, building regulations, and the lease or title documents where applicable.
  • Comparable evidence — any recent sold or rental comparables supporting your end value.
  • Your intended exit — refinance, sale, or hold.

You don't need all of this ready to start. Submit what you have — anything missing is identified as an evidence gap in your report, which is part of the value.
